It’s a perfect mooring location, where you can spend weekends and holidays cruising the canal with ease. With great transport links, it’s also a prime location for a residential mooring, enabling you to work in the city and escape to peace and tranquillity at the end of each day.

The gated marina offers residents an excellent array of facilities and services, including 24 hour CCTV, electricity and water provided to each berth, wi-fi, toilets, showers, laundry, pump-out and outside communal space. There’s also a friendly team on hand to help whenever you need them.

The local area

Transport

This tranquil marina situated between Uxbridge and West Drayton is only 4 miles from Heathrow and the M4/25 and 20 minutes from central London by train. Buses stop close to Packet Boat Lane and regular services run to both Uxbridge Town Centre (2 miles) and West Drayton Train Station (1.1 miles). From West Drayton on the new Elizabeth Line, you can be in the West End within 30 minutes.

Shopping

The Pavillions Shopping Centre is situated in the heart of Uxbridge and includes large department stores, small independent retailers and high street chains. Less than a mile away is a large supermarket and out of town retail park.

Entertainment

Nearby Colne Valley Regional Park covers more than 43 square miles, it features lush green countryside, pleasant villages with traditional country pubs, bustling towns, river, lake and canal-side walks. It is a world of spectacular diversity and hidden gems, a superb recreational resource. There are also many bars, restaurants and a cinema in Uxbridge Town Centre.

Cruising

There’s miles of lock-free cruising to enjoy being based at Packet Boat Marina. Heading downstream and then eastwards on the Grand Union Canal will take you all the way to Paddington and the picturesque Little Venice. Heading west, you can meander along the Slough Arm or cruise north into the Colne Valley and Hertfordshire.

How soon can I have a boat?

Some boats are in stock and can be yours immediately. Boats that are built to order take between 10-16 weeks to deliver.

Do I own the mooring?

No, you will pay an annual license fee to the mooring operator for a fixed term agreement of typically between 10-50 years, renewable on an annual basis after that. The fee includes services and facilities at the moorings such as utilities and waste disposal.

How can I learn to drive the boat?

We will give you all the training you need at handover and you can come back to us any time if you need further help. We’ll ensure you are confident with all the systems onboard and how to move your boat. The Royal Yachting Association (RYA) offers an Inland Waterway Helmsman Certificate [rya.org.uk].

Do I need special permission to leave the mooring?

It depends where you are moored and where you are going. At Hazlemere Marina, no, you can just untie your ropes and go. From Bramley Falls on the Thames you’ll need to arrange passage through the lock.

What are the running costs I should consider?

Key costs of living on a boat include licence fee, mooring fee, safety certificate (like an MOT), boat maintenance, utilities, council tax and insurance.

Can I get a mortgage for a boat?

There are specialist lenders for marine mortgages. We recommend you deal with a company that is a member of British Marine, the trade federation for the boating industry. Please talk to us if you need a mortgage and we’ll help you with this.

Do I have to pay stamp duty?

No, there is no stamp duty on residential boats.
